Whether you're house hunting yourself or getting your own home ready to list, knowing what actually matters to buyers right now, whether you're shopping in the $500K to $1M range or considerably above it, is worth understanding, since not every "improvement" carries the same weight.


Flexible Space Over Formal Rooms

Dedicated home offices and flexible bonus rooms have become a genuine priority rather than a nice-to-have, especially for buyers who work remotely at least part of the week. This shows up differently depending on the neighborhood, a spare bedroom converted to an office in a Dilworth bungalow, or a true flex room built into newer construction out in Waxhaw or Providence Plantation. Formal, single-purpose rooms that can't flex into anything else tend to rank lower on buyers' priority lists than they once did.
